Never say never; however, typically all of our Leases run from May to May but there are exceptions.

We allow cats and dogs at some properties with Lessor approval and a signed pet lease. The Lessor will determine if a pet is allowed at the specific property. A $200 non-refundable security deposit will be required per pet plus $50.00 per month pet rent. Pet rent is not refundable. If a pet is discovered without permission, there will be a charge of $25.00 per day from the beginning of the lease to the day the pet is removed from the property. There is no fee for fish or hamsters. No rabbits or ferrets allowed.

When your lease is for semesterly payments, rent is due on: April 1st ; August 1st; December 1st. If you have set up a monthly payment plan with us, your rent is due the 1st of every month for the duration of your lease. Payments which are more than 5 days late, are subject to a 5% fee.(5% of the amount owed is added) Payments which are more than 10 days late are subject to an additional $100.00 fee. We will make payment arrangements when necessary.

1. Call and make an appointment to sign a lease.

2. Get your security deposit money ready, you will need it at time of lease signing. Generally, If you make a lease signing appointment it’s yours and it won’t be rented to someone else. BUT, If you haven’t paid a deposit, you haven’t rented it. If you miss your appointment, other interested groups will be contacted.

Deposits range per person depending on rent, you can expect it to be about a month’s rent. Deposit is due when you sign the lease. Deposits are refunded (less any charges) 30 days after the termination of the lease.

Yes, Doubling up is handled on a case by case basis. Rent savings is also negotiated case by case. The Athens City Code Office designates occupancy levels for each property. These designations may allow or prohibit you from being able to double up in a house.

Yes, the stove and refrigerator are provided and maintained by Best of Athens Rentals but we do not provide microwaves or toaster ovens.

Most of our properties have a washer and dryer, please inquire about specific amenities for each unit

Yes and No, Best of Athens Rentals does not have furnished units, you will need to supply your own furniture. If you need a furnished unit we manage one four bedroom at University Commons that is fully furnished.
